870 Scotland Avenue was designed by Sam Searle of Moody Moore and Partners. The building was erected to house a Montessori education centre for pre-school age children. In keeping with this youthful purpose, the architecture of this structure is geared toward establishing an inviting environment for its young inhabitants. Features which communicate this intention include, primarily, the vivid and colourful supergraphics which adorned the building's buff brick elevations; extensive outdoor play space, equipment, and small pool. Minimizing the visual bulk of the two-storey structure is a mansardic treatment of the second floor, which originally bore horizontally-oriented wood cladding.
